Aroon S. Chinai - SPC Advisor and Investor

Mr. Chinai holds a BS in Engineering from the University of Rochester and a MS in Real Estate Development from MIT. In addition, he completed the "Running a Real Estate Company" program at Harvard University. Mr. Chinai has 18 years of real estate investment & development experience and is currently the Chief Investment Officer with Holualoa Companies, private commercial real estate investment company that has purchased and sold over one billion dollars of real estate.

After completing his Engineering Degree in 1985, Mr. Chinai was involved in the design and development of electronics manufacturing facilities for Ford Motor Company both nationally and overseas. Upon completion of his Master's degree in 1992, Mr. Chinai joined Holualoa Companies as a Financial Analyst. Over the next 10 years, he was the primary force in the growth of Holualoa Companies, increasing assets from $15 million to over $1 billion. He launched the Phoenix and California offices, hiring and managing a staff including financial analysts, asset managers, leasing specialists and property managers.

In 1999, he was promoted to Vice President of Holualoa after establishing operations in California, as well as forming Joint Ventures with the Carr family to own and operate real estate in Washington, DC. Mr. Chinai has been involved in the underwriting and acquisition of 70 properties, including apartment, retail, office, hotel and industrial properties. Mr. Chinai has functioned as the Asset & Portfolio Manager for properties in Washington, DC, Northern Virginia, Phoenix, Denver, Hawaii and California, overseeing acquisitions, management, leasing, and dispositions. In 2004, Mr. Chinai was promoted to Chief Investment Officer of Holualoa. In this capacity, he is involved in investment decisions for the U.S. and France offices.

Of the 70 properties acquired, managed, and analyzed by Mr. Chinai, 54 properties, totaling $445 million (Purchase price) of assets have been sold for $700 million (sale price) with an average annual compounded return (IRR) of 20% to investors over an average hold of 4 years.

Mr. Chinai is one of three investor members on the Investment Committee of FIRE Capital (First India Real Estate Capital), based in New Delhi, and in this capacity reviews and advises on investment and underwriting prior to the fund's proceeding with each investment.
